Do I have to allow Pets in my rental?
Although you do NOT have to accept pets in your rental, over 70% of North Carolina tenants come with pets. That means that if you choose NOT to accept pets, you are reducing your prospective inquiries by 70%. We do recommend our owners allow pets. Click here to see the Pet Policy. -
How long does it take to get my property rented?
Properties that show well and are priced appropriately should rent in 30 days or less. We will give you price recommendations and try to minimize any vacancy time. -
What is the cost of TriCap’s full service property management?
We have a transparent and fair fee structure with NO Hidden Fees. Leasing Fee is 100% of first month’s rent due upon completion of the lease and a monthly management fee of 10% of the rent. -
Can you help me Buy or Sell Real Estate?
Yes. We offer sales services exclusively to our owner-client group and we can help you buy another rental or sell your current property when the time is right. We have closed over $18,000,000 in real estate transactions. Click here for more about real estate services. -
Can I make repairs myself or send over my own contractor?
While a property is vacant, you are welcome to do whatever work you would like to do on your property. When a tenant is living in the property, we must screen who is accessing the property for the protection of the tenants. Therefore, we will use our pre-screened and pre-approved vendors. -
Do I need to sign the lease agreement for new Tenants?
No. As your legal agent, Tricap can sign all the legal documents on your behalf. -
Can I use a Home Warranty company?
We strongly discourage the use of home warranty companies as they often provide delayed, and less than exceptional experience and outcome for the Tenants. Home warranty companies typically send out inexperienced contractors and that results in poor quality repairs and second trips. -
How can I access my financial reports?

Will you send me the tenant’s credit report so I can see it?
Due to various laws, and agreements with our reporting agencies, we can not send the tenant’s personal information to you. Our custom in-house screening combines personalized processing and advanced data search technology to minimize the risk of placing a difficult tenant. -
Does TriCap handle furnished or short term rentals?
No. We do not manage furnished properties or short term rentals. We specialize in long-term rentals. -
How do you handle necessary repairs to the property?
If there is a repair needed for less than $300, we make the repair, and you will see the charge on your next statement. If the repair is over $300, then we will contact you so that we can discuss the necessary repair. -
When do I get my rental proceeds?
All rents are paid into a NC Trust Account. Per Real estate commission recommendations, we must make sure that the funds the Tenant has paid rent with are cleared funds before we can send statements out. Your monthly owner draw with the rental proceeds will normally be initiated between the 10th and 17th of each month. -
What if my tenant doesn’t pay?
If the tenant has not paid rent by the 15th day of the month, we will file a Summary Ejectment “eviction” on the next business day.
